Logistics and Warehouse New Developments

Logistics and Warehouse New Developments

The CEO of Fortress REIT recently noted in a press release that logistics will play a significant role in the rebuilding of South Africa’s economy. To this end, the Fund’s investment in new logistics developments in KZN and Gauteng comes as no surprise and is evident of the foresight from the Fund to ensure solid return on investments to the benefit of shareholders and investors.

Of course, these new developments also benefit firms involved in logistics, imports, and warehouse operations as they have opportunities to move their operations to the exceptionally strategically located properties.

A closer look at two new developments provides insight as to why companies would want to rent space in these logistics parks.

Cornubia Ridge Logistics Park in KZN

The development has an address just north of the new interchange in Cornubia. It is located on the other side of the N2 freeway opposite the Gateway Precinct, making it one of the best located logistics developments to the north of Durban. Tenants benefit from the exceptional visibility from the N2 freeway. The M41 highway is also within easy reach. The M41 highway remains one of the main transport routes in the northern part of the KZN coast, making it the perfect route for product distribution to towns located on the North Coast.

Proximity to an airport, harbour, port, highways and markets is what sets the Cornubia Ridge Logistics Park apart from many other new light industrial developments in the province. It is only 10 km from King Shaka International Airport, within easy reach of the Durban harbour and port, close to shopping malls and it boasts good access to arterial routes.

The park already features a Makro store. It has a further 90 000 sqm capacity for new logistics or warehouse developments. The first speculative development is a warehouse that includes a large double storey office component. The warehouse eaves height is a whopping 15 m, while the large load facility allows for up to 12-ton loads. Fire protection compliance is achieved with overhead sprinklers while the large yards provide for ample turning space. View more information about this park here.

Louwlardia Logistics Park in Gauteng

Situated at the corner of Olievenhoutbosch Road and Nellmapius Drive, Louwlardia Logistics Park is one of our new developments in the Greater Pretoria area to address the demand for prime logistics and warehouse space in the city. The park has a GLA of 14 320 sqm and is located along the N1 highway, giving it hassle-free access to main transport routes. It also boasts superb visibility, 24-hour security that includes perimeter fences and early detection systems for fence security breaches. The security also includes a response vehicle dedicated to patrolling the park. Fire protection compliance is in place with central pumps and tanks. The park has state-of-the-art facilities evident in the design that allows for a warehouse with a significant eaves height and superb load handling capacity.
